Buyer’s Package
This is our most popular inspection. It includes a general home inspection with a 4-Point Inspection and Wind Mitigation Inspection.
Seller’s General Home Inspection
A Seller’s General Inspection (pre-listing inspection) is for homeowners who intend to sell their property. It is the same value as the General Home Inspection with an emphasis on what another inspector might point out for a potential buyer. It includes: Roofing, Attic, Foundation, Exterior, Structure, Interior, Plumbing, HVAC, Electrical, Appliances, Pests, & Mold.
General Home Inspection
A General Home Inspection is for the buyer prior to closing. It includes: Roofing, Attic, Foundation, Exterior, Structure, Interior, Plumbing, HVAC, Electrical, Appliances, Pests, & Mold.
Roof Certification
A roof certification is often required by insurance companies like Citizens to assess the remaining useful life of the roof. This is an exterior inspection only.
Wind Mitigation Inspection
A Wind Mitigation Inspection is often recommended by insurance companies for a qualifying reduction in premiums. It includes: Roofing, Attic Structure, Windows and Doors.
4-Point Inspection
A 4-Point inspection is often required by insurance companies. It includes: Roofing, Plumbing, HVAC, Electrical.
Rental Inspection
A Rental Inspection is for homeowners who intend to rent out their property to tenants. It includes cosmetic details that are not normally reported in the General Home Inspection along with: Roofing, Attic, Foundation, Exterior, Structure, Interior, Plumbing, HVAC, Electrical, Appliances, Pests, & Mold.
Vacated Property Inspection
A Vacated Property Inspection is a cosmetic only inspection for homeowners who recently had their property vacated and would like a cosmetic report of chips, cracks, and damages.
Commercial Inspection
A commercial inspection is for non-residential buildings including offices, retail, daycares, religious buildings and houses of worship.

Sewer Scope Inspection
A sewer scope inspection includes photos of the home’s waste lines and will note any obstructions and damage that would be invisible otherwise during a General Home Inspection.
Whole House Thermal Scan
A whole house thermal scan is a inspection using an infrared camera to detect water damage, roof leaks, and damaged ductwork which would be invisible otherwise.
Air Quality/Mold Test
An air quality test will sample the interior living space to determine the presence of mold. Alternatively, we offer swabbing for suspected areas. Collections are sent to a lab for testing.
Well Water Test & Inspection
A well water test will sample the well water for testing the levels of lead, bacteria, nitrate & nitrites. The inspection is a visual examination of the well system and components for defects or damage.
Shed/Outbuilding Inspection
Sometimes a home will have a shed or outbuilding on the property. If you would like that structure inspected in addition to the main dwelling, consider adding it to your inspection.
Pool Inspection
A pool inspection is a visual examination of the pool system, safety features, and the surrounding area for defects or damage.
