No other county in our service area matches the range of what we inspect in Miami-Dade. Within the same county we have inspected homes built in 1915 in Little Havana and new construction completed in 2021 in West Kendall. That span encompasses wood-frame bungalows with original plumbing and damaged service drop wiring, multifamily properties where tenants have been doing their own electrical work for years, 1970s condo communities in Kendall with rotting exterior materials, and modern developments with construction defects that only show up under close inspection. Pre-1940 Properties in Little Havana, Flagami, Liberty City, and the Upper East Side

Miami has a concentration of pre-1940 construction that is unlike anything you encounter in Broward or Palm Beach County. We have inspected homes from 1915, 1925, 1935, and throughout the 1940s and 1950s in neighborhoods including Little Havana, Flagami, Liberty City, and along the Upper East Side near NE 62nd Street and NE 81st Street. These properties carry conditions that are genuinely rare in modern home inspection work.

Some of these older buildings are original wood-frame construction, which is uncommon in South Florida where most of the housing stock shifted to concrete masonry after the 1940s. On a 1925 wood-frame property we inspected in Miami, we found termite frass throughout the structure, no soffit vents for the roof system, and service drop wiring that had been damaged and needed FPL attention. The defining finding in these communities is exterior wood siding — specifically board and batten wood cladding — that was installed when the buildings were constructed and has been deteriorating ever since. Board and batten wood siding in South Florida’s climate is not a maintenance issue. It is a slow-motion problem that accumulates over decades. By the time units in these communities are being bought and sold, the wood is often visibly rotted in multiple locations and requires significant replacement.

Inside these units, windows and doors that no longer close and seal properly are a consistent finding. HVHZ is not a category that applies to most of Florida — it applies to Miami-Dade and Broward counties only, and it represents the most stringent wind-resistance construction requirements in the country. Every roofing product, every window, every door that is to receive wind mitigation credit must have a valid Miami-Dade Notice of Acceptance or a Florida Product Approval meeting the HVHZ standard. Products that meet standard Florida Building Code minimums are not sufficient here. This distinction matters enormously for buyers, sellers, and anyone navigating an insurance process in the county.

What a Wind Mitigation Inspection Evaluates

A wind mitigation inspection evaluates the features of a property that reduce the risk of wind damage. Roof deck attachment, roof-to-wall connection type, roof shape, and opening protection are the primary categories that drive the credits available on the report. For Miami-Dade’s older housing stock — CBS construction that predates the post-Andrew code revisions — the roof-to-wall connection is frequently the category where the report shows the weakest result. Pre-1994 homes in the county commonly lack the hurricane straps or clips required under the revised code. When the connection cannot be verified by direct observation or documentation, it is reported as unverified, which carries its own insurance implication.

4 Point Inspection in Miami Dade County

In Miami-Dade County, a 4-point inspection is required by most insurance carriers before issuing or renewing a policy on homes that are 20 years old or older. Given the county’s housing inventory, this threshold covers a significant share of all properties — including the entire pre-1974 stock and everything built through the early 2000s that has now aged into the requirement. For most real estate transaction scenarios, air quality testing is what we recommend, because the conditions that concern buyers most — mold inside walls, above ceilings, or within HVAC equipment — are not visible and will not show on a surface test.
